There is a laid down procedure in the
manufacturers instruction book for every boiler, but for
when the instructions are lost or missing there is a default
service procedure set out in the old CORGI 'bible' for gas
engineers, "Essential Gas Safety".
VERY IMPORTANT
- You must use a flue gas analyser to service modern
boilers. Always check to see if the engineer has one,
like the ones pictured below/right.

Preliminary examination:
1. Check with customer whether there are any problems with the system and
ask for the installation and service manual.
2. Check the appliance location is suitable for the type of appliance, and
check flue position.
3.
Check the appliance for any damage before starting work on it.
4.
Check for correct operation of the appliance, including consumer controls and
the safety devices.
5.
Check the pressure relief valve for leaks and/or staining on
the wall.
6.
Check if the ignition is noisy.
7.
Check the flame for correct burning.
8.
Check the electrical wiring complies with electrical regulations.
9.
Check for correct clearances from combustible materials.
9.
Examine gas supply pipework for correct installation and clearances.
10.
Check for correct ventilation to the room containing the appliance.
Full service
procedure - Dependant upon boiler type
1. Isolate electrics and gas.
2.
Remove main burners, clean and inspect for damage.
3.
Clean combustion chamber.
4.
Clean and inspect gas injector's.
5.
Dismantle and clean pilot assembly and gas injector.
6.
Reassemble burners and pilot assembly.
7.
Check condition of ignition leads and electrode.
8.
Clean the heat exchanger.
9.
Empty and clean condensate trap.
10.
Inspect condensate discharge pipework.
11.
Refit burner assemblies and check seals.
12.
Test disturbed gas joints for leaks.
13. Check fan assembly.
14.
Check appliance case and seals (where appliance is room-sealed) for damage and
correct assembly.
15.
Check and adjust pilot flame.
16.
Check operation of thermocouple (flame supervision device).
17.
Check operation of flame failure device.
18.
Measure gas pressure and flow rate, and adjust if
necessary.
19.
Conduct a flue gas analysis.
20.
Inspect/test flue for faults/correct operation.
21.
Inspect flue terminal for correct location and protection.
22.
Check system bypass valve (if fitted) is correctly adjusted.
23.Check sealed system (if fitted) is at correct pressure.
24. Check auto air vent (if fitted).
25. Check heating and hot water operation.
26. Check hot water flow rate (if its a combi).
27. Check expansion vessel.
28.
Advise user to have the system checked at least every twelve
months or as specified my manufacturer.
29.
Advise user of any defects found in writing.
30.
Apply the Industry Unsafe Situations Procedure if necessary.
Manufacturers' instructions often have many more steps to
follow. A proper boiler service takes at least an hour, nearly always more. A
gas fire, although appearing to be a more simple appliance, usually takes around
the same amount of time because the flue/chimney system needs especially
thorough checking.
